Rental prices keep climbing across Murcia and Cartagena as prices approach record levels
Latest figures show rents in Murcia are up 6.6% on last year, matching previous peak levels seen in 2025
Rental prices across the Region of Murcia continue to rise, which is bad news for those trying to save for a mortgage deposit and get onto the property ladder.
According to the latest data from property portal Idealista, rents in the Region increased by 6.6% compared to April 2025, reaching €9.20 per square metre. That means rents have returned to the previous high recorded in July 2025.
The rise in rents is still most noticeable in the main towns and cities. In Murcia city, average rents now stand at €9.70/m², which is 5.4% higher than a year ago and just below the recent peak of €9.80/m² reached in March.
Nearby Molina de Segura has also seen a noticeable rise, with prices up 13% year-on-year, reaching €7.60/m².
In Cartagena, rents have climbed 7.8% compared to April last year, putting the city just shy of its own record levels set earlier this year.
However, the sharpest increases are being seen along the coast. San Javier has recorded an 18.9% rise, with prices now at €9.60/m². In Los Alcázares, rents sit at €8.90/m², just below the €9/m² peak reached in August 2025.
All of this comes at a time when housing supply is continuing to fall. A report from Idealista shows the Region of Murcia lost around 13% of its housing stock in the first quarter of 2026 compared to the same period last year. In Murcia city, the drop was 11%.
Figures from Idealista point to a housing market moving at 'two speeds', with stock still falling in some areas while beginning to recover slightly in others.
Rising prices are likely pushing some buyers out of the market, meaning fewer people are able to afford or compete for the same homes. This reduces pressure on available properties, which could, over time, help stabilise prices, although there is little sign of that yet in the most in-demand areas.
On top of this, a recent report from Pisos.com found that people in the Region of Murcia now need to save around 20% of their gross salary for seven years to afford a typical mortgage deposit.
