Murcia cracks down on unlicensed holiday rentals
Over 600 unregistered tourist accommodations identified in the region
In a recent sweep, tourism inspectors in the Region of Murcia have uncovered 638 unlicensed holiday rentals advertised on major online platforms. This initiative, led by the Regional Ministry of Tourism, Culture, Youth and Sports, aims to ensure that all tourist accommodations comply with legal standards.The discovery of these unregistered properties has led to the initiation of 37 sanction proceedings against their owners. These actions are part of a broader strategy to regulate the burgeoning holiday rental market, ensuring that all accommodations meet the required standards of quality, safety, and emergency preparedness.
This recent operation builds upon previous efforts. In September 2024, authorities detected 421 unlicensed tourist apartments in the region, highlighting the ongoing challenge of regulating the sector.
Since the establishment of the monitoring committee for tourist accommodations in 2023, over 1,000 irregular lodgings have been identified. The committee's primary goal is to ensure that all tourist accommodations adhere to legal requirements concerning quality, safety, and emergency protocols. Properties failing to meet these standards are removed from online platforms to protect consumers and maintain the region's reputation as a safe and reliable tourist destination.
In addition to taking enforcement actions, the Regional Ministry has launched a new Digital Single Window. This platform collects and shares data on short-term rentals, making it easier for authorities to monitor and coordinate their efforts. The ministry has also updated the College of Property Registrars about recent changes to the Horizontal Property Law. These changes now require property owners to get approval from their community before they can use their properties as tourist accommodations.
The surge in unlicensed holiday rentals poses challenges not only for regulatory bodies but also for legitimate operators who adhere to the rules. Unregistered properties often bypass safety regulations and contribute to unfair competition in the market. By intensifying inspections and enforcing compliance, Murcia aims to level the playing field and ensure that all visitors have access to safe and legally operated accommodations.
As the region continues to attract tourists, maintaining the integrity of its accommodation offerings remains a top priority. Travellers are encouraged to verify the legal status of their chosen lodgings and report any suspicious listings to authorities. This collaborative effort between officials and the public is essential to uphold the quality and safety standards that Murcia is committed to providing.
