Foreign buyers drive Spain's property boom as demand stays strong
Murcia and Andalucía among regions seeing sustained international interest
Foreign buyers continue to play a major role in Spain’s property market, with demand from overseas remaining strong across many parts of the country. This trend has been building for some time. House prices across Spain have continued to rise as demand outpaces supply, particularly in popular coastal areas.
In the Region of Murcia, the impact is especially clear. One in five homes sold in the fourth quarter of 2025 were bought by foreign buyers, accounting for 20.74% of all transactions. The region has become increasingly attractive thanks to its climate and lifestyle, with demand pushing prices higher in recent months. Coastal property values in Murcia have already surged by more than 30% as overseas interest grows.
Data from the General Council of Notaries further supports this trend, showing that Murcia recorded 1,933 purchases by non-resident foreign buyers in the second half of 2025, representing 7.8% of the national total.
British buyers remain the largest group of non-residents in the region, accounting for 29.8% of transactions, followed by the Netherlands and Belgium. Among foreign residents already living in Murcia, Moroccan nationals lead with 35.1% of purchases.
In Andalucía, foreign demand is also a key part of the market, accounting for 12.5% of transactions. While this is a smaller share than in Murcia, the region continues to attract large numbers of international buyers overall, particularly in well-known coastal areas.
Across Spain, the pattern remains consistent. Nationalities such as Dutch, German and British buyers dominate the non-resident market depending on the region, while Moroccan, Italian and Romanian buyers are most active among foreign residents.
